    Talk to a qualified mortgage broker before you spend your money!

    I had a customer come in last week who had just reenlisted in the army.  He had received a substantial signing bonnes.  He had taken all this cash and paid off his credit card debt.  Paying off debt is a good thing, but in his case he not improved his credit score (not for 30-60 days) and he now had NO cash for the home purchase he was trying to do.

    The point is, talk to a qualified mortgage broker if you are planning to purchase or refinance a home before you: spend a large amount of cash or take on any new debt.  I say qualified because most of the people you might talk to on some toll free number most likely have less than one year experience and are working from a script.

    Preplanning can make a large difference.  Get qualified help.  Talk to someone you trust.
